Austin Move-In Costs: What to Budget For

Austin Move-In Costs: What to Budget For

You found the perfect apartment, got approved, and you're ready to sign. But before move-in day, you'll need to write a few checks. Here's a realistic breakdown of what it costs to move into an Austin apartment in 2026.

The Standard Move-In Costs

Security Deposit

Most complexes charge a security deposit equal to one month's rent, though some charge a flat rate ($200–$500) or offer a deposit alternative program. You'll get this back when you move out, minus any damage beyond normal wear and tear.

First Month's Rent

This is due at lease signing or on your move-in date. If you move in mid-month, most complexes will prorate your first month.

Application Fee

Expect $50–$75 per applicant. This is non-refundable and covers the credit and background check. If you're applying as a couple, that's $100–$150 total.

Admin/Processing Fee

Some complexes charge a one-time administrative fee of $100–$300 on top of the application fee. This covers lease processing and is usually non-refundable.

Optional (But Common) Costs

Pet Deposit/Fee

If you have a pet: $200–$500 one-time deposit or fee, plus $25–$75/month pet rent.

Parking

Downtown and high-density areas often charge $75–$200/month for a reserved or garage parking spot. Suburban complexes usually include parking.

Renter's Insurance

Required by almost every complex in Austin. Expect $15–$30/month for a basic policy. You'll need to show proof before picking up your keys.

Valet Trash

Many newer complexes include valet trash service (they pick up your trash from your door). This is often a mandatory fee of $25–$40/month that's separate from rent.

A Sample Move-In Budget

Here's what it might look like for a $1,500/month 1-bedroom apartment:

| Expense | Cost | |---------|------| | First month's rent | $1,500 | | Security deposit | $1,500 | | Application fee (1 person) | $75 | | Admin fee | $200 | | Renter's insurance (first month) | $20 | | Total due at move-in | $3,295 |

Add a pet? That's another $200–$500 upfront. Need a parking spot downtown? Add $150/month.

How to Reduce Move-In Costs

  1. Ask about specials — many complexes offer move-in specials like "first month free" or waived admin fees. These are especially common during slower leasing months (November–February) and when new buildings are trying to fill up.
  2. Negotiate the deposit — some complexes offer reduced deposits for applicants with good credit (700+).
  3. Look into deposit alternatives — services like Rhino or Jetty let you pay a small monthly fee instead of a large upfront deposit. Some complexes participate in these programs.
  4. Time your move — moving mid-month can mean a smaller prorated first payment. Moving during off-peak months (winter) often means better specials.
  5. Use an apartment locator — I know which complexes are currently running specials and can help you find the best deal. It's free.
