First-Time Renter's Guide to Austin, TX

Moving into your first apartment is exciting — and a little overwhelming. If Austin is where you're starting your renting journey, you're in the right place. This guide covers everything a first-time renter needs to know.
Before You Start Searching
Set Your Budget
The general rule of thumb is to spend no more than 30% of your gross monthly income on rent. In Austin, that means:
- Earning $50k/year → aim for ~$1,250/month
- Earning $65k/year → aim for ~$1,625/month
- Earning $80k/year → aim for ~$2,000/month
Remember that rent isn't your only housing cost. Budget for utilities, renter's insurance, parking, and internet on top of your monthly rent.
Know What You'll Need to Apply
Most Austin apartment complexes will ask for:
- Government-issued ID (driver's license or passport)
- Proof of income (recent pay stubs or an offer letter if you're starting a new job)
- Social Security number (for the credit and background check)
- Application fee — typically $50–$75 per applicant, non-refundable
Understand Your Credit
Your credit score matters. Most complexes in Austin want to see a score of 600 or above, though some luxury properties require 650+. If your credit is limited or low, don't panic — many complexes accept a co-signer or a larger security deposit.

Photos online can be misleading. Always tour the actual unit (or at least the same floor plan) before signing. Pay attention to:
- Natural light and noise levels
- Water pressure in the shower
- Closet and storage space
- Parking situation
- The condition of common areas (pool, gym, laundry)
Read the Lease Carefully
Before you sign, read the entire lease. Key things to look for:
- Lease term — most are 12 months, but some offer shorter or longer options
- Early termination clause — what happens if you need to break the lease?
- Pet policy — even if you don't have a pet now, check in case that changes
- Renewal terms — how much notice do you need to give before moving out?
