Renting with Pets in Austin: What You Need to Know

Renting with Pets in Austin: What You Need to Know

Austin is one of the most pet-friendly cities in the country. But renting with pets still comes with some extra steps and costs. Here's what you need to know to find a pet-friendly apartment without the headaches.

The Costs of Renting with Pets

Most Austin apartment complexes are pet-friendly, but "friendly" comes with fees. Here's what to expect:

  • Pet deposit — a one-time refundable deposit, usually $200–$500
  • Pet fee — a one-time non-refundable fee, usually $150–$400
  • Monthly pet rent — $25–$75 per pet per month

Some complexes charge a deposit, some charge a fee, and some charge both. Always ask for a breakdown before signing so there are no surprises on move-in day.

Breed and Weight Restrictions

This is where things get tricky. Many complexes in Austin have breed restrictions, typically targeting:

  • Pit Bulls / American Staffordshire Terriers
  • Rottweilers
  • Doberman Pinschers
  • German Shepherds
  • Chow Chows
  • Akitas

Weight limits are also common — many complexes cap pets at 50 or 75 pounds. Some newer luxury complexes have no breed or weight restrictions at all, but they're the exception.

If you have a restricted breed or a large dog, don't panic. There are plenty of complexes in Austin that accept all breeds. An apartment locator can quickly filter for properties that welcome your specific pet.

What to Look for in a Pet-Friendly Apartment

Beyond just "allows pets," consider:

  • On-site dog park — a fenced area where your dog can run off-leash is a huge quality-of-life upgrade
  • Nearby trails — Austin has great trail systems. Complexes near Lady Bird Lake, Shoal Creek, or the Mueller Greenway are ideal for dog owners.
  • Pet wash station — many newer complexes have dedicated pet bathing areas so you don't have to use your own tub
  • Ground-floor unit — easier for potty breaks, especially with puppies or older dogs
  • Green space — some complexes have very little outdoor space. Drive by and check before committing.

Austin's Best Neighborhoods for Pets

  • Mueller — the greenway trail and multiple parks make this a dog owner's paradise
  • East Austin — lots of outdoor patios and dog-friendly bars and restaurants
  • Pflugerville — Lake Pflugerville and suburban green space give dogs room to roam
  • South Congress — many SoCo shops and restaurants welcome dogs on their patios

Tips for Your Application

  1. Have vaccination records ready — most complexes require proof of current rabies and other vaccinations
  2. Get a pet photo — some applications ask for a photo of your pet along with breed and weight info
  3. Be honest about breed — misrepresenting your pet's breed can be grounds for lease termination if discovered
  4. Ask about the pet policy for guests — some complexes have rules about visiting pets too
